  • We support a wide range of residential transactions, including but not limited to purchase and sale closings, rate-and-term refinances, cash-out refinances, HELOCs, second mortgages, reverse mortgages, loan modifications, assumptions, seller-side packages, and investor or second-home properties. If a transaction involves documents that require notarization, there’s a very high likelihood we can support it. In addition to residential work, we also specialize in commercial lending and SBA transactions. If your team handles both residential and commercial deals, partnering with Prestige lets you streamline signings across your entire portfolio. 

  • We work with title and escrow companies, mortgage lenders and brokers, credit unions, community banks, law firms, settlement administrators, and investors who need consistent, high-quality residential loan signing support. 

  • Yes. We typically require notaries handling traditional residential real estate work to have a minimum of 500 successfully completed loan signings before we send them out on assignment. The only exception is in extremely remote areas or markets where there are very few available notaries. In those cases, we may need to assign a notary with less experience—but we will never do so without speaking with you first and confirming that you’re comfortable with the options. 

  • Yes. We offer coverage across the United States through a vetted network of experienced notaries. If your signer is in a more rural or hard-to-reach area, early notice gives us more options to secure the right appointment window. 

  • Yes. We have notaries available 24 hours a day, 7 days a week, 365 days a year across our network, which allows us to support signers who need early-morning, evening, or weekend appointments. Availability can still vary by location, but our goal is to give you realistic options that respect both your signer’s schedule and your closing timelines. 

  • Our ideal lead time is at least four hours between when you place the order and the scheduled appointment time. If there are additional constraints—such as same-day shipping, funding cutoffs, or limited drop-off times—we’ll give you a realistic timeline. Outside of major metro areas and carrier hubs, last drop-off times are often around 4:00–4:30 p.m., and only certain locations offer later cutoff times. We’ll factor those realities into our recommendations so you’re not promised a return that isn’t actually possible. 

  • Our preferred method is for clients to upload documents securely through our NotaryDash™ portal. This keeps everything centralized, secure, and moving efficiently. We recognize there are situations where documents may need to be overnighted directly to a notary or provided at the closing table. We can support those workflows as needed. However, we prefer to limit receiving documents via email for security and efficiency reasons. 

  • Yes. Our loan signing notaries can print the closing package, complete the signing, provide scanbacks as requested, and return original documents via your preferred carrier using your labels or ours. Please let us know if there are any unusual paper or document sizes. Our notaries typically print on standard letter or legal-size paper; if your documents fall outside those norms, we need to know in advance so we can plan accordingly. 

  • We look well beyond a notary’s commission. Residential files are assigned to notaries with substantial loan signing experience (minimum 500 signings), appropriate licensing and background checks, and a track record of reliability. We also put notaries through a phone interview where they’re asked practical document questions—essentially a pop quiz—to evaluate not just their knowledge, but also their willingness to ask for help when they don’t know an answer and their overall confidence and professionalism. We want the notary in front of your client to be knowledgeable, confident, and humble enough to escalate questions appropriately. 

  • Signers must present valid, acceptable government-issued photo identification in accordance with state notarial law and any lender or investor requirements. If your file has additional ID requirements (such as specific forms of ID or secondary verification), please include that in your instructions so the notary can confirm compliance at the table. 

  • Yes. We frequently handle files with multiple signers—such as co-borrowers, spouses, sellers, or ex-spouses being removed from title. Depending on the structure, we may schedule one joint appointment or multiple signings in different locations and keep you informed as each is completed. 

  • In many cases, yes. We regularly see signers executing documents as trustees, members, managers, or officers. However, it’s important to remember that notarial laws vary by state. Some states do not allow notaries to certify a signer’s capacity—for example, acknowledging them as “Trustee”; in those states, the notary can only acknowledge who signed, not in what capacity they signed. We’ll follow state law while honoring your instructions as closely as possible. 

  • Yes. We offer Remote Online Notarization (RON) for residential transactions where it is permitted by state law and accepted by the lender and investor for that specific file. For eligible transactions, we can discuss whether an in-person mobile signing or a RON session is the better fit. If RON is not allowed or advisable, we’ll recommend a mobile solution instead. 

  • In certain markets, we may be able to assign notaries who speak additional languages or coordinate with interpreters where permitted and appropriate. Because language support options vary by state and lender guidelines, please let us know about language needs as early as possible so we can discuss compliant options. 

  • If a signer cancels, reschedules, or documents are not ready at the confirmed appointment time, we’ll work with you to adjust the signing. Additional fees may apply for last-minute changes or no-shows, but our priority is clear communication so you can reset expectations with your teams and signers. 

  • Last-minute changes do happen. If documents are revised after printing, we’ll follow your instructions on whether to reprint the full package or only select pages. Additional print or trip fees may apply depending on the scope and timing of the changes, and we’ll be transparent with you about any adjustments. 

  • NotaryDash™ automatically sends updates at key milestones—such as scheduling, confirmation, completion, scanbacks, and shipment—so you’re not guessing where the file stands. In addition, your team can log into the NotaryDash™ portal at any time to view the current status of the signing appointment and see where each file is in the workflow. 

  • We follow the instructions you provide to us for each file and can standardize those instructions in your profile so they’re applied consistently across your transactions. However, our notaries do not read, interpret, or explain lender or investor instructions or closing conditions. Interpreting those materials can cross into providing legal advice or, in some states, activities that require a separate licensing or attorney requirement. If a signer has questions about the content or meaning of those instructions, we will pause and direct them back to you, the lender, or their attorney for guidance. 

  • We take data security and privacy seriously. Using our portal reduces the need to send sensitive documents by email, and notaries are instructed to follow best practices for handling and returning physical documents. We also limit how early notaries can access documents. In most cases, notaries are not given access to the documents more than 24 hours before the appointment, which reduces the likelihood of unnecessary printing, storage, or exposure of sensitive information. 

  • Absolutely—and we prefer recurring programs. Our goal is to function as a long-term partner, not a one-time vendor. Over time, we can not only standardize instructions across your files, but also develop products and workflows tailored to your specific needs—making your daily closing process smoother, more predictable, and easier for your team to manage. 

  • Yes. We frequently handle seller-side signings, grant deed packages, and other limited signing sets associated with a closing. As long as the documents require notarization and comply with state law, we can almost always support the signing. 

  • Yes. Our mobile notaries can meet signers at their home, workplace, attorney’s office, or another agreed-upon location that’s reasonable and appropriate for the transaction. We’ve supported signings everywhere from a kitchen table to a mile marker on a rural highway or even the hood of a car in an airport parking lot. Within the bounds of safety and practicality, our goal is to make it easy for signers to complete their closing where it works best for them. 

  • No. Our notaries can identify where signatures, initials, and dates belong, and may provide general information about the purpose of common forms, but they cannot provide legal or tax advice or interpret loan terms. If a signer has detailed questions about the content of the documents, we will pause and have them call their lender, title company, or attorney at the table for guidance. We request after-hours or alternate contact numbers for your team so we can do our best to help signers get their questions answered, complete the signing, and move the file forward. 

  • Pricing depends on factors such as location, travel distance, document complexity, number of signers, the number of notarizations required, and any rush, after-hours, scanback, or special-handling requirements. Two files may have the same number of signers but very different notarization counts and time commitments. Share your file details and timing, and we’ll provide clear, upfront pricing before the order is confirmed.
