  • Prestige can support most transactions that require a notary acknowledgment, including but not limited to acquisitions and dispositions, refinances and recapitalizations, construction and development loans, ground leases, portfolio and multi-asset deals, and related entity/guarantor documents. 

  • Yes. For commercial work, we prioritize notaries with extensive loan signing experience and proven familiarity with CRE documents and closing practices, not generalist notaries who mainly handle simple, single-page notarizations. 

  • Absolutely. Many commercial files involve layered entities and multiple guarantors. We confirm signing parties in advance, follow your signature/initialing requirements, and assign notaries comfortable with complex, high-value transactions. 

  • We follow the laws of the state where the notary is commissioned. Some states, like California, do not allow notaries to certify capacity (e.g., “as managing member”). In those states, the notary can only acknowledge the individual signer—your documents may still list capacity, but the notarial wording will stay compliant with state law. 

  • Yes. We routinely coordinate signings for parties in different cities or states. We’ll schedule separate appointments as needed and follow your instructions on the order of signing and document routing. 

  • Yes. Prestige provides signing coverage across the United States through a vetted network of experienced notaries, with options for in-office, on-site, or neutral-location signings based on your preferences. 

  • Signings can occur at the title office, borrower’s place of business, law firm, bank branch, or another mutually agreed public location. Our priority is safety, professionalism, and following any location guidance you provide in your closing instructions. 

  • More notice is always helpful, but we can often accommodate same-day or next-day requests, especially in major markets. For transactions involving multiple signers, entities, or locations, we recommend scheduling as soon as you have a clear closing target. 

  • Yes. Commercial files change frequently. We work with your team to update instructions, resend packages when necessary, and keep the notary aligned with the final version of the documents you want signed. 

  • We follow your exact instructions. That may include same-day scanbacks of key pages, shipping via your carrier and account number, special labeling or routing, and any funding conditions or recording requirements that depend on timing. 

  • Signers must present valid, acceptable ID as defined by the state where the notary is commissioned. Typically this includes a current government-issued photo ID (such as a driver’s license or passport). If you have stricter internal requirements, we’ll include them in the notary’s instructions. 

  • Yes. We’ll follow your requirements for how names and titles should appear, and we’ll instruct the notary accordingly. Verification of signing authority (resolutions, operating agreements, etc.) remains the responsibility of your team, but we ensure the notary follows your execution format. 

  • Yes. Many commercial closings require early-morning, evening, or weekend appointments. We can often accommodate these requests with appropriate notice and may apply premium pricing for off-hours services. 

  • Pricing is based on factors such as location, number of signers, number of notarizations, complexity of the file, scanback requirements, and timing (including rush or after-hours requests). We’re happy to provide estimates or program-based pricing for recurring work. 

  • Yes—and we prefer it. We can build standard workflows, instructions, and pricing for recurring transactions or portfolio work so your team isn’t starting from scratch with every new file. 

  • We rely on experienced notaries, clear written instructions, and proactive communication. Our team reviews your requirements up front, reinforces key details with the notary, and addresses questions early so issues are caught before funding day—not after. 

  • You can submit new orders through our secure portal or via your preferred intake process. We’ll capture property details, signer information, timing requirements, and any special instructions so our team can begin coordinating right away.
